Conveyancing fees in Sheffield vary between firms. Legal fees often rise with the property's price, leasehold and mortgage work add to the bill, and online conveyancing firms without high street offices often quote less. Compare the total on each quote, including VAT and disbursements.
Selling in Sheffield. Sellers pay their own conveyancer and usually pay less than buyers, because the buyer's conveyancer orders the searches and the buyer pays for them. GOV.UK still lists legal fees and land registry fees among a seller's costs, and leasehold sellers are likely to be charged for a management pack by the freeholder or managing agent. If you are looking for cheap conveyancing solicitors in Sheffield, check what the lowest quote leaves out. A low headline fee can exclude VAT and disbursements, or rise later for leasehold work, so ask for a fixed fee in writing. Sheffield City Council supplies both parts of the local authority search: the LLC1 search of the local land charges register and the CON29R enquiries. Together they cover matters such as road charges, tree preservation orders and planning conditions.

Sheffield City Council has not moved its local land charges register to HM Land Registry. It is not on HM Land Registry's list of councils that have transferred their data (updated 18 September 2026), so conveyancing solicitors in Sheffield, and firms elsewhere acting on a Sheffield purchase, still order the LLC1 from the council. Waiting times. The council does not publish a turnaround time. On Property Searches Direct's turnaround tracker, checked 25 September 2026, Sheffield council searches were taking about 26 working days, roughly five weeks. Regulated searches, which private search companies compile, were taking about 22, with the note that "delays with Land Charges remain". The median across the 346 councils on the same tracker was 12 working days, and only 32 councils were at 26 or more. Instruct a conveyancer and pay for searches as soon as your offer is accepted. Ask which search route they plan to use and whether your lender accepts it.

Sheffield City Council's coal mining referral map, used for planning, shows 490 zones where coal mining features are recorded at or near the surface (data updated 18 April 2024). These zones sit inside the wider coal mining reporting area, where a conveyancer will usually carry out a coal mining search (CON29M).
You can check a postcode free using the online search from the Mining Remediation Authority (formerly the Coal Authority). If a report is needed, prices start at £27 plus VAT, and it usually arrives by email within 24 to 48 hours, according to GOV.UK. Your conveyancer checks the exact address and orders the report where needed.

Since 10 December 2011, you have needed planning permission to turn a family house into an HMO for 3 to 6 unrelated people inside Sheffield's Article 4 area. The council restricts conversions where 20% or more of homes within 200 metres are already HMOs. Check the council's HMO planning page and map, and ask your conveyancer to confirm the planning position before exchange.
