The three core searches come to £181.20. Adding the £150 registration fee brings the official costs on an average-priced Bristol home (£352,262 in July 2026) to £331.20. Leasehold is a large part of the Bristol market. HM Land Registry Price Paid Data shows that 33.7% of Bristol sales in the 12 months to June 2026 were leasehold. At the 2021 Census, one Bristol household in ten lived in a flat in a converted or shared house, about three times the England rate of 3.5%. These flats may be leasehold or come with a share of the freehold.

Bristol local authority searches: cost, turnaround and which council

Conveyancers in Bristol order the local authority search in two parts, alongside a separate drainage and water search. Our guide to conveyancing searches explains each search; the points below are specific to Bristol.

What a Bristol local search includes

Since 18 July 2023, the local land charges part of the search (LLC1) has come from HM Land Registry's national register. Searching the register is free, and an official search certificate costs £15.

  • CON29 enquiries. Bristol City Council still answers these. They cover planning history, road schemes, radon-affected areas and notices affecting the property. The residential fee is £99.92 including VAT.
  • Drainage and water. Wessex Searches is the official source of this search across the Wessex Water region, which includes Bristol Water's area. Its target turnaround is two working days.
  • Mining. Bristol City Council refers mining enquiries to the Mining Remediation Authority (formerly the Coal Authority). Whether an address needs a mining report depends on its exact location, and your conveyancer will advise.

Is the property in Bristol City Council's area?

The council that holds the address answers the CON29 and sets its fee. The BS postcode alone does not tell you which council that is, because several postcode districts cross council boundaries.

Because the search must go to the right council, conveyancing solicitors in Bristol check the exact location before ordering it. Kingswood (BS15), for example, is in South Gloucestershire, so a Kingswood purchase uses that council's £100.20 search. How long does conveyancing in Bristol take?

  • The LLC1 search comes from HM Land Registry's online service.
  • Wessex Searches targets two working days for the drainage and water search.
  • Bristol City Council does not publish a turnaround time for CON29 replies, so ask your conveyancer what they are seeing now.

Bristol checks to raise with your conveyancer

  • Conservation areas. Bristol has 33 conservation areas, where stricter planning controls apply. The local search shows whether a property is in one, and the council's conservation areas page links to a boundary map. Check before planning alterations.
  • Buying to let or to run an HMO. Several parts of Bristol already need planning permission to turn a house into a small HMO, under Article 4 directions dating from 2011. From 1 January 2027 this extends to parts of Brislington, Frome Vale, Purdown, Southmead and Horfield, St George and Westbury Park. Additional HMO licensing has applied city-wide since 6 August 2024, and selective licensing covers Bishopston and Ashley Down, Cotham, Easton, Bedminster and Brislington West. Ask your conveyancer to check the planning use and licence status against the council's Article 4 and licensing pages, and see buy-to-let mortgages for finance.
  • Flood risk near the Avon. Your conveyancer can advise on a flood risk search for the property. The Environment Agency's long term flood risk service covers the surrounding area but does not assess individual homes. Avon Riversides 2100 is the council's long-term project with the Environment Agency to manage flood risk along the river.
  • Mining. Only a check on the exact address shows whether a coal mining report is needed, and your conveyancer will advise.

How to choose the best conveyancing solicitors in Bristol

  1. Check the regulator. Search the SRA Solicitors Register for a solicitor or the CLC's Find a Licensed Conveyancer for a licensed conveyancer.
  2. Check your lender's panel. If you need a mortgage, confirm the firm is on your lender's panel of approved conveyancers. For solicitor firms, the Law Society's Conveyancing Quality Scheme (CQS) is a recognised quality standard in residential conveyancing.
  3. Get a fixed fee in writing. It should list the legal fee, VAT and disbursements separately, so you can compare the totals between firms.
  4. Ask about leasehold experience if you are buying a flat. About a third of recent Bristol sales were leasehold.
  5. Ask who will handle your file and how often you will get updates.
